Top 5 Reasons Why You Should List your House Today!

5 Reasons You Should List Your House TODAY!blue sky sold house

by The KCM Crew on January 28, 2013

Many homeowners are waiting until the Spring ‘buying season’ to list their homes for sale. Here are five reasons why that might not make sense this year:
1.) Demand Is High

Homes are selling at a pace not seen since 2007. The most recent Existing Home Sales Report by the National Association of Realtors (NAR) showed that annual sales in 2012 increased 9.2% over 2011. There are buyers out there right now and they are serious about purchasing.
2.) Supply Is Low

The monthly supply of houses for sale is at its lowest point (4.4 months) since May of 2005. The current month’s supply is down 21.6% from the same time last year. Historically, inventory increases dramatically in the spring. Selling now when demand is high and supply is low may garner you your best price.
3.) New Construction Is Coming Back

Over the last several years, most homeowners selling their home did not have to compete with a new construction project around the block. As the market is recovering, more and more builders are jumping back in. These ‘shiny’ new homes will again become competition as they are an attractive alternative to many purchasers.
4.) Interest Rates Are Projected to Inch Up

The Mortgage Bankers’ Association has projected mortgage interest rates will inch up approximately one full point in 2013. Whether you are moving up or moving down, your housing expense will be more a year from now if a mortgage is necessary to purchase your next home.
5.) Timelines Will Be Shorter

The dramatic increase in transactions caused many challenges to the process of buying or selling a home in 2012. We waited for inspections, dealt with last minute appraisals and prayed that the bank didn’t ask for ‘just one more piece of paper’ before issuing a commitment on the mortgage. There are fewer transactions this time of year. That means that timetables on each component of the home buying process will be friendlier for those involved in transactions over the next 90 days.

These are five good reasons why you should consider listing your house today instead of waiting.

Top 5 reasons to have your home on the market during the holidays

Many people think that this may not be a good time to sell, but actually there are at least 5 good reasons to have your home on the market during this time of year.

1. Less competition, fewer homes for sale gives you less competition for the offer

2.  Buyers who are looking now generally are motivated and need a house

3. Companies often transfer buyers prior to January so that they can be up and working in their new office at the first of the year

4. Houses look and show better decorated for the holidays

5.  People want to move while the kids are out of school so not to disrupt their school schedule.

Understanding Agency in Georgia

When people choose an agent, its important to understand what is entailed in Buyers agency and Sellers Agency.

When a  seller hires an agent to sell their home, they are contracting with that agent and the brokerage in which the agent holds their license.  So technically any agent from that brokerage could represent them.  An agent who is representing a seller charges a fee to the seller and splits that fee with the buyers broker.   It’s important to define “fiduciary”-  this means that the agent owes the client to always represent the client best interests above the agents interests. It’s important to hire a Realtor that is a member of National Association of Realtors and a local board. There is a code of ethics that Realtors must adhere to, and not every agent is a Realtor.
Who Works for Whom?

? Agent will represent the best interests of the seller
? Agent will owe the seller fiduciary duties
? Agent must give the buyer all material facts so that the buyer can make an educated decision

? Agent will represent the best interests of the buyer
? Agent will owe the buyer fiduciary duties
? Agent must give the seller all material facts so that the seller can make an educated decision

? Agent represents both the buyer and the seller equally
? Agent’s objective is to get a mutually satisfactory agreement among all parties
? Agent gives all options to the buyer and the seller
? Depending on the local market, all parties may be present at contract presentation to negotiate on their own behalf
? All parties have confidentiality. Agent may do nothing to the detriment of either the buyer or the seller
? Both the buyer and the seller have a right to counsel. Before making any decisions, both parties have the right to seek family, religious, legal, or financial counsel.

In all relationships as your agent I have a duty to act honestly with both the buyer and the seller.

Happiness is getting to the closing table!

Real Estate transactions pretty much have common elements in them. Offer, accepted contract, due diligence, inspections, appraisal, loan approval and closed.  The reality is that those are the only things that are consistent in a real estate transaction.
Every transaction has a problems to be solved,  constant negotiations, issues with inspections, appraisals, lenders, surveys and more.  It is really important to get an agent that has done many transactions and can solve problems quickly and efficiently and will work for your best interest and with all the other parties involved to bring a win-win situation to the transaction. It is important to have an agent who does not give up easily when things get tough– My clients will tell you that I constantly stay in the game until it is over.  Always looking for creative solutions and continue to work hard to have positive results.

Houses are being sold without going “on market”

In this market of lower inventory levels, many homes are being sold behind the scenes –as agents put it, they are called “pocket listings”. These are sellers who have in demand homes in areas where buyers want to buy.  Agents market among ourselves about  listings coming up and then describe it and say to each other ” if you have any buyers looking..let me know, I’ll get you in before we list it up on MLS”.

So if you are thinking of selling, especially in  East Cobb in the Walton or Pope high School districts, call me today at 770-354-0243.  You may be able to sell without even going on market!

Pricing a home right is part of the marketing plan

When it is time to sell your home, pricing it right is the key component to ensuring the sale of  your home to bring the you the most money in the shortest amount of time.  When a home is overpriced, no matter how beautiful it is, it will sit on the market unsold.  It can be really hard to hear that your home is not worth what  you thought it might be.  However, it is important to look at accurate data and work with a knowledgeable agent like myself to price it within a range of the comparables in your area.

Marketing the home is really important and having it presented well on the internet.  However all the best marketing in the world won’t sell your home, price will.  A good example might be, if a big name brand grocery store hired a plane to sky write  an ad for milk for $10 a gallon, had balloons and a huge push to sell milk for $10 a gallon, but a competitor with a big name  has milk at $2 a gallon, despite the sky writing, you are going to purchase your milk at the reasonable price.  Now I m not saying your home is the same as milk, but the concept is so true.  I see it everyday, overpriced homes sit….and sit and then the longer they are on the market the more wary the buyer becomes.  “why hasn’t this home sold? what is wrong with it? why does no one want this home? and ultimately the seller gets far less than if priced right from the beginning.

4 Summer Projects to Increase your Homes Value

Everyone loves summer and with good reason: after a long winter, the bright sunshine beckons young and old alike to sit by the pool, enjoy a little music, and soak in the warmth. Summer is also the most popular time to buy or sell a home; and by investing a little time and energy into these summer projects that sell, your home will look its best whether it goes on the market next week or next year.
Fencing: Families with pets, young children or those just seeking a little additional privacy will appreciate the functionality and appearance of an attractive sturdy fence. Major home centers sell everything required for the do-it-yourself type, including attractive, low-maintenance PVC options. If your property is already fenced, take time to make sure it is well maintained.
Outdoor Sanctuary: With a little creativity and a few hundred dollars, it is easy to turn a problem spot into the center of attention. Get creative with an easy to install garden pond, butterfly or flower garden, wind chime and outdoor seating. Consider adding a decorative fire-pit to encourage family time on those warm summer evenings.
Update the Paint: Indoors or outdoors, painting is a simple way to give your home a fresh new look. If it has been more than five years since your home has had a fresh coat, make it a priority to paint. Do not stop with the house: concrete stains and unique drive-way art are other popular options designed to attract attention. Just be sure to keep them neutral.

I find that most sellers are happy that they did these things even if they are not selling right now, you might as well enjoy it for a while before you go on market!
